LadderUp Housing serves four markets: Toledo, Ohio; Akron, Ohio; Warren, Ohio; and Pittsburgh, Pennsylvania. Homes are currently available in Toledo and Akron, and mortgage-readiness coaching is available across Ohio, Pennsylvania, Michigan, and Indiana. These are the neighborhoods where we buy and renovate homes and where our coaching team walks alongside residents, so you stay in the community you already call home.

CLIMB stands for Credit, Lifestyle, Income, Mindset, and Behavior. It is the coaching track inside the pathway, and it is more than a step; it is our philosophy. With your CLIMB Coach you build credit, reduce debt, and develop the habits and confidence that turn homeownership into a reality. We do not just help you qualify for a home. We help you become someone who is ready for it.

As of September 2026, residents in CLIMB coaching have raised their credit scores by an average of 75+ points. Every plan is personal, so your own path may move faster or slower. The increase comes from the work you do with your CLIMB Coach: paying down debt, keeping a steady record of on-time payments, and building the habits behind both.

Our goal is to work with every resident toward mortgage readiness within two years. How long it actually takes depends on where you are starting: your credit, your debt, your income, and what life brings along the way. We are patient about that, because this is a real partnership, and we would rather walk you there steadily than rush you into a mortgage you cannot carry.

Yes. You have the option to purchase your home at any time during your lease, at the price we agreed before you moved in, so the number does not move while you work toward it. When you qualify for a mortgage, we facilitate the purchase of the home you are renting and stay with you through closing day. The keys are yours.

LadderUp Housing is not the lender. When you qualify, we introduce you to community-focused lenders who have strong mortgage products and who understand the neighborhoods we work in. We stay with you until closing day. Tristen is one example: when some lenders struggled to qualify his income, we kept working alongside him until we found the right lender, and he and his family are homeowners today.

You get plugged into it during onboarding, and from day one you can track your progress, see where you stand on your homeownership plan, and connect with your coaching team. It is not an application: if you are just starting out, the intake form is the place to begin.
